- Broker will** provide the following additional services:
- Broker will provide contracts and disclosures by PDF or FAX. Broker WILL facilitate the NECESSARY real estate disclosures as required both by contract and California law ... Disclose, Disclose, Disclose, an essential element to a successful transaction!
- Broker will guide the transaction through escrow. Broker will* communicate with Title/Escrow and Buyer’s Mortgage Broker and Selling Broker to ensure a smooth stress free transaction.
- Broker will** assist in the negotiation of the Purchase contract(s) (possible multiple purchase contracts) with Seller (unless otherwise agreed). Note: Negotiation and all services will be facilitated over the phone or by way of email unless otherwise agreed.
- Broker will** (if permitted by MLS) provide a combination Lock Box.
- Broker will provide a professional For Sale Sign to be used to market your property effectively.
- We will (if desired) create a virtual tour for your property! Even with your digital pictures if we are unable to visit your property. According to Homestore, "listings with virtual tours receive 40% more views than listings without a virtual tour" Your virtual tour will be Featured on Realtor dot com, and will receive additional exposure on: Google Base, Homepages, Homeseekers, Prudential Properties VOR, Homes.com, Trulia, Yahoo, Zillow.com, the MLS system and ListAnyHome.com … Take a sample LIVE virtual tour now ... this virtual tour was created by Realtydollars2u.com.
- Broker will provide a marketing flyer.
- Broker will provide a State-of-the-Art call capture and Mobile Phone Text Messaging System / call capture phone numbers from prospective Buyers (this package includes individulized number(s) text, phone, and sign rider).
- Single property website with private domain will be provided. Market and advertise your private website worldwide with a few key clicks to the following sites: Google, Trulia, oodle, propsmart, homefinder.com, vast, local.com, zillow.com, frontdoor, and access code to publish on Craigslist, Ebay, or any other similar classified advertising portal.
- Analytics: Broker will provide a daily record of all captured calls; weekly analytics reflecting virtual tour visits and what web portal your tour was accessed from; and a weekly report specific to visits to your Realtor.com and Trulia advertisements and much more!
- Broker may provide additional services not listed here.
- The listing agreement will automatically terminate at the end of a six-month listing period (unless otherwise agreed), but may be re-listed for one additional six-month period for $100.00 per re-listing (multiple MLS insertions whereby client's listing is entered into more than one MLS system will incur additional fees).
- Broker will be available for consultation under this plan. It is FULLY understood that broker will** be participating directly, in your sales transaction unless otherwise agreed to in writing.
- The $499.00 FEE described / noted above is due and payable when your MLS listing is "active", visible on the public site, and approved by you; your virtual tour has been created; you have digital delivery of real estate disclosure documents; property flyer has been delivered (50 copies and PDF file); a featured listing is visible on Homes.com; delivery and receipt of a professional real estate For Sale Sign and 800 # rider (if feasible); delivery of domain name and single property website. It is further understood by any/all parties that any/all additional online marketing services noted herein are provided with the expectation that Broker will earn a further $500.00 upon successful close of escrow. Also, please see item number 13 below for hourly cost and breakdown of offered services specific to the initial $499.00 payment.
- Services provided to you by agreement at a rate of $50.00 per hour and include: Consultation (billed at 1 hour), agreement prep and digital signature set-up (billed at 30 minutes), MLS input (billed at 1 hour), editing of description (billed at 30 minutes), picture re-sizing, organization and input (billed at 1 hour), preparation of disclosures (billed at 1 hour), creation of virtual tour (billed at 2.5 hours), creation, printing and delivery of flyers (billed at 30 minutes), and purchase and delivery of professional for sale sign (billed at $99.00).
- Your Listing will be professionally presented and effectively marketed to the public and real estate agents through the local MLS system.
