"This is a letter of recommendation for Ed Fitch, Real Estate Broker and owner of Fitch Properties based in Sacramento California. In the fall of 2008, I decided to sell my high end home in Los Altos Hills CA on a for sale by owner basis.
The asking price was to be $7.6M. To market the home, I sought a capable and trustworthy Fixed Fee listing service. My primary goals were to find a high quality Fixed Fee agreement backed by a broker with high integrity. I researched several Fixed Fee services found them seriously lacking in both of those categories. Then I found Ed who exceeded my expectations in every way.
With Ed, I was able to ensure that the agreement could be trusted by agents that I hoped would procure a buyer for me. I reasoned that, if the agents for buyers did not trust that they would receive the commission due for a such high end sale, they would not bring prospects to me. I listed the property with Ed for about 13 months. During that time, I had numerous agents bring prospectsto me via Ed which testifies to the integrity of our agreement. I also learned that Ed was trustworthy,reliable, responsive, fair, and flexible. I conducted over 40 open houses which were all advertised in a timely manner because Ed saw to it that the notices of open houses were posted on several websites that he uses including the MLS in my area. The open houses were my primary marketing vehicle and led to overa dozen serious prospects that did some form of serious follow up. In a high end market in which only 3 sales were made over $5M during the entire time I offered the property as a for sale by owner, I received one written offer. The offer was unacceptable to me but that prospect became one of buyers of the 3 sales mentioned. In the future, I may actually list the property again as a for sale by owner. If I do, I would use Ed again in a heartbeat. I highly recommend Ed Fitch to anyone in need of the services I used."
