DESCRIPTION OF SERVICE:

1. MLS only For Sale by Owner "OPEN or EXCLUSIVE LISTING" with featured Trulia advertising. 
2. Simply Contact us with a description and location of the home you wish to sell ... and we will do the rest! 
3. Broker will provide the NECESSARY real estate disclosures as required by contract and California Law.
4. State-of-the-Art call capture and analytics system / call forwarding capturing calls from prospective Buyers can be added for an additional fee (call for details). 
5. Listing will be professionally presented and effectively marketed to the public and agents through your Local MLS system.
6. Broker is available for advice and consultation through-out the listing contract period.
7. The listing agreement will automatically terminate at the end of a six-month listing period (unless otherwise agreed), but may be re-listed for one additional six-month period for $79.00 per re-listing (multiple MLS insertions whereby client's listing is entered into more than one MLS system will incur additional fees). 
8. To utilize this service you will pay Listing Broker ... a $169.00 upfront fee for advertising and website services ($199.00 in Sandiego County).
9. The $169.00 FEE is charged for the insertion of the MLS listing, agreement prep, MLS input time, editing and/or creation of description, picture insertion and resizing, and preparation and digital delivery of disclosures ONLY. The FEE is due and payable when your MLS listing is "active", visible on the public site, approved by you and disclosures have been digitally delivered.  It is understood by any/all parties that any/all additional online marketing services mentioned and/or noted herein are offered at Broker's discretion, and are considered provided to you by Broker "gratis".  Also, please see item number 9 below for hourly cost and breakdown of offered services.
10. Services provided to you by agreement at a rate of $50.00 per hour and include: consultation (billed at 1 hour), agreement prep and digital signature set-up (billed at 30 minutes), MLS input (billed at 1 hour), editing of description (billed at 30 minutes), picture re-sizing, organization and input (billed at 1 hour), preparation of disclosures (billed at 1 hour).  Regular price $249.00 ... Until otherwise noticed herein, this listing package includes an $80.00** promotional credit.
